First Time Home Buyers ask very different Questions than Seasoned Home-Owners!
For most of my real estate career I have worked with second-home buyers who are seeking a vacation or seasonal home in the La Quinta, CA area near Palm Springs. Last year I helped an investor purchase 22 homes and sold a couple of million-dollar homes as well. All of these buyers had purchased many homes in the past and had extensive experience in buying property in California. They were all familiar with the stack of documents, the inspections, the escrow process, and almost all of them paid cash.
Right now I am working with 2 First-Time Home buyers and it has been refreshing, eye-opening, and fun. They ask very different questions than my other experienced buyers. Here are some of them:
* If a home is near the jail, will it effect the value?
* But Zillow said it was available!
* What is earnest money?
* What is a natural hazard?
* What is Mello-Roos?
* Can my friend do the inspection?
* How long do I have before I lose my deposit?
* What comes with the house?
* What is different in a bank-owned offer?
* What about taxes? What are tax reserves?
* Do I need insurance?
* Will they fix that?
* What is a credit through escrow?
* What are my closing costs?
* When do I get my keys?
If you are working with First-Time Home buyers, be prepared to answer their questions, and to make their first time a special, stress-free, learning experience!
